There are actually some awesome benefits to buying new construction, and we asked our very own REALTOR® Bill Anderson to share his pros and cons with buyers. Bill specializes in new construction homes, and in his 10+ years as a real estate agent, he’s really seen it all. “No matter what type of home you’re going to buy, there are always pros and cons, and it’s our job as your real estate agent to make sure you’re aware of everything,” shares Bill.

Here are a few of the pros of buying new construction: 

1. New construction homes are typically extremely energy efficient, meaning you can save money on utilities.

2. The way new homes are built means they’re very quiet, which is especially a bonus if you live in a city or a noisier part of town.

3. New homes have modern conveniences that a lot of older homes do not, like A/C, gas fireplaces, and more electrical outlets.

4. Newer homes are built to last!

So many people love that “new home” feel, and it can be wonderful to be the first to live in a space. However, there are also some downsides: 

1. New construction is not perfect. A home is still a human-made creation, meaning there will be imperfections here and there. However, TOO many imperfections could be cause for concern and makes me wonder where else the builder may have cut corners.

2. The closing date is an estimate, which can be frustrating for people who are working with a deadline. You’ll likely need to remain flexible and make other living arrangements while you wait.

3. New homes don’t come with a lot of things that a previously owned home might already have, including appliances, window blinds, and landscaped yards.

1. The Taco Shop

“These are the juiciest tacos you’ll have have,” says Patricia. “My mouth is watering just thinking about them.” Plus, their homemade tortillas make everything 1000x better, and they make ALL of their taco fillings fresh in house.

🍹 Happy Hour Tip: Every single day between 3-5pm, you can get tacos for $1.50 each, which is a steal here in Sunnyside. “They also have $5 margaritas during happy hour, so it’s definitely worth it to get there early if you can,” she adds.

2. Taco Loco

Taco Loco isn’t afraid to experiment with new ingredients and flavors. “These are the juiciest tacos you’ll have have,” says Patricia. “My mouth is watering just thinking about them.” Plus, their homemade tortillas make everything 1000x better, and they make ALL of their taco fillings fresh in house.

🍹 Happy Hour Tip: Taco Tuesday is THE DAY to go to Taco Loco! “They have $2 off all cocktails, and you can get 5 tacos for $12.” Do it!

3. Pink Taco

Pink Taco has an awesome deal where you can order 3 tacos for $10 and choose 3 different types of tacos. “I always get the shredded chicken, carne asada, and cactus. Those are my favorite 3 and my vegetarian friends love that they have vegetarian choices—they also have a bean taco which is delicious,” Patricia ads.
